How to Get the Cost of a House and Its Per Area Price?

One of the first questions homeowners ask when planning to build is, “How much does it cost per square meter to build a house?”

It is understandable. Before investing in a house, clients want to know how much they should prepare for their construction budget.

However, there is an important point that homeowners need to understand:

The cost per square meter should not simply be guessed or taken from a standard price. It should be calculated from a proper construction estimate.

Why Is It Difficult to Give a Cost Per Square Meter Without a Plan?

Every house is different.

Two houses can have exactly the same floor area but have very different construction costs.

For example, two houses may both have a floor area of 100 square meters. However, one may have a simple design, standard finishes, ordinary windows, and a straightforward roof.

The other may have large glass windows, high ceilings, an expensive roof design, premium tiles, custom cabinets, multiple bathrooms, and other special features.

Although both houses have 100 square meters of floor area, their total construction costs can be significantly different.

This is why simply giving a price such as ₱25,000, ₱30,000, or ₱40,000 per square meter without first reviewing the house plans may not provide an accurate budget.

The Proper Way to Determine the Cost of a House

The first step is to have a house plan.

The plans allow the estimator or contractor to understand what will actually be constructed. Depending on the project, the estimate may consider architectural, structural, electrical, plumbing, and other necessary plans and specifications.

From these plans, quantities can be determined for materials and construction activities such as:

– Reinforcing steel bars

– Cement, sand, and gravel

– CHB

– Roofing materials

– Doors and windows

– Glass

– Tiles

– Paint

– Plumbing materials

– Electrical materials

– Ceiling materials

– Finishing materials

– Labor

– Equipment

– Transportation and other project-related costs

Once the quantities are established, current material and labor prices can be applied to develop the estimated construction cost.

How Is the Cost Per Square Meter Calculated?

The calculation is actually simple.

Cost Per Square Meter = Total Estimated Construction Cost ÷ Total Floor Area

For example, suppose a house has an estimated construction cost of ₱4,000,000 and a total floor area of 120 square meters.

The calculation would be:

₱4,000,000 ÷ 120 sq.m. = ₱33,333/sq.m.

The resulting estimated cost is approximately ₱33,333 per square meter.

The important thing to remember is that the ₱33,333/sq.m. was calculated after estimating the project. It was not simply guessed before the estimate.

What Factors Affect the Cost of a House?

The cost of a house and its per area price can vary depending on many factors.

Some of the most important factors include:

A simple design is generally easier to construct than a highly detailed or complicated design.

  1. Structural Requirements

The structural system, number of floors, foundation requirements, soil conditions, spans, and other structural considerations can affect the cost.

  1. Roof Design

A simple roof can have very different material and labor requirements compared with a complicated roof design.

  1. Doors and Windows

The size, quantity, material, and type of windows and doors can significantly affect the budget.

  1. Finishes and Specifications

Tiles, paint, bathroom fixtures, kitchen finishes, cabinets, countertops, and other finishing materials can make a major difference in the final cost.

  1. Location and Accessibility

Transportation, delivery distance, material availability, and site accessibility can affect project expenses.

  1. Labor and Construction Conditions

Local labor rates and site conditions can also influence the total construction cost. Because of these factors, there is no single price per square meter that is automatically correct for every house.

Why a Detailed Estimate Is Better Than Guessing

A proper estimate gives the homeowner a better understanding of where the construction budget will go. It can also help identify areas where the design or specifications may need adjustment.

House Plans → Quantity Takeoff → Material & Labor Pricing → Detailed Estimate → Total Project Cost → Cost Per Square Meter

This approach gives the homeowner a number that is based on the actual project rather than a general assumption.
